Perched along the unforgiving coast, a historic hotel’s structural backbone was showing alarming signs of wear—cracking concrete, corroding steel, and deflections that signaled something deeper than surface damage. With its plaza-level slab exposed to decades of salt-laden air and tidal forces, the risks of collapse or costly failure loomed large. Concrete Science® was brought in to uncover the truth beneath the surface and engineer a path forward. What they discovered would reshape the hotel's future and reveal the hidden toll of coastal exposure on reinforced concrete.

Case study analyzing extensive concrete spalling and rebar corrosion at the Hall of Records building. Findings indicate corrosive soil, high chlorides & sulfates, and carbonation as primary causes of deterioration. Evaluation involved NDT, core testing, and chemical analysis. Conceptual repair options and recommendations are discussed, including the use of FRP to strengthen cracked columns.
